Development
The development phase of our projects demands financial and real estate savvy as well as strong communication skills.

Our development team has a proven eye for spotting promising properties plus the requisite follow-up skills. We can work out a mutually satisfactory blueprint with local officials; craft a viable financial package, and cement relationships with nonprofit and strategic joint venture partners to further leverage L&M capabilities. We are adept at finding institutional investors willing to put up equity and at navigating the bureaucratic and financial maze of affordable housing development.

Construction
We have our own construction company, which builds L&M projects. L&M Builders also acts as a general contractor for other developers, if necessary posting payment and performance bonds or letters of credit for financing purposes.

In both capacities, the company has transformed architectural eyesores into multi-family dwellings and abandoned factories into desirable apartments. We have constructed more than 2000 units from the ground up; renovated landmark buildings with meticulous attention to historic detail; and turned blighted neighborhoods into productive communities by building attractive affordable housing. Our buildings have been recognized by others in the form of various Municipal Arts and Conservancy Awards.

Marketing
Our marketing team ensures speedy, efficient leasing and sales of our housing units in accordance with government regulations and to the satisfaction of all involved parties—lenders, government agencies, tenants and home buyers.

Asset Management/ Compliance
The asset management group oversees the operations of all L&M properties—over 3000 housing units and over 40 retail stores—scrutinizing budgets project by project to guarantee maximum cost savings on each. We work with individual property managers to make sure all projects adhere to rules regarding tenant eligibility and financial and reporting requirements.

Legal
With over to 20 years of experience in real estate and corporate law, our in-house counsel is well-qualified to quickly handle the wide range of issues that arises in the course of a typical development and to supervise and coordinate the work of outside counsel.
